- Screen applicants through criminal history background check
- Through our thorough background checks, property owners will get the caliber of renters that they deserve.
Maintenance and Repair Services
- When required, we conduct the appropriate maintenance using qualified home repair specialists and cleaners. We have a list of trusted partners and will not charge any additional maintenance fees on top of the price of any repairs.
- Through our partners, we also have preventative maintenance packages available that can be tailored to the unique needs of each property. These include services such as furnace servicing and filter changes, dryer duct cleaning, sprinkler winterization, carbon monoxide and smoke detector checks, etc. Visual inspections of the property will be conducted as these services are carried out periodically.
- Annual full home inspections will be included in the property management contract. These come with photos of the property and a comprehensive report carried out by a certified home inspector. These are at no extra charge and we believe are important in ensuring that property owners are kept in the loop and can rest easy knowing that their property is being well taken care of.
Low Vacancy Rate
- Vacancies are costly to the property owner. We will make every effort to minimize vacant time. No property management fee will be implemented during times of vacancy.
Accounting Services
- Accurate and complete monthly and annual records will be kept and provided for each property.
Our fees are competitive and straight forward:
- 10% of monthly rental income for full-service management. NO fee is collected until rent is received.
- NO account establishment fee
- $100 one-time leasing fee once tenant is placed
- NO additional fee for maintenance. Cost of repairs will only be what is charged by repair company.
